Safe Harbor is dedicated to delivering location-specific entertainment venues that enhance and elevate the value of their surroundings and provide the setting for guests to escape the everyday and live life to the fullest.

Safe Harbor's segue into entertainment was a natural progression, given the team's experience developing  and managing outstanding waterfront recreation environments. Their entertainment portfolio includes Margaritaville at Lanier Islands, a diverse lakefront entertainment complex and Water Park located north of Atlanta, GA, on Lake Lanier, and The Island, a 23-acre award-winning entertainment, dining, and shopping destination in Pigeon Forge.

The Island, a $150MM entertainment and retail complex in the heart of Pigeon Forge with 250,000 sq. ft. of retail and entertainment space was developed by Darby Campbell and his business partner, Bob McManus. The project converted a defunct site and brought restaurants, retail, and entertainment to the area in an attractively designed multi-use complex. A significant game changer for the City of Pigeon Forge the complex has effectively changed the demographics and increased the average spend of visitors in Pigeon Forge. 

The Island offers families affordable fun night and day. Showcased by The Great Smoky Mountain Wheel, a 200-foot-high observation wheel and a multi-million dollar show fountain, The Island provides the area’s newest shopping, dining, and entertainment options in the East Tennessee area. The Island has been voted one of Trip Advisor’s Top 10 Attractions in the World and Top 10 Attractions in the United States. 

SHD also developed The LeConte Center, a $50M, 250,000 sq.ft. multi-function events center in Pigeon Forge that can accommodate groups of 10,000+ people.

 A primary recreation destination for the Atlanta area, Lake Lanier is the closest inland beach to the city, making it a popular destination for summer fun on the 38,000-acre lake.

In early 2018, SHD’s affiliate acquired a portion of the existing resort, including the Water Park, RV resort/campgrounds, holiday light show, marina, restaurants, and bars (approximately 490 acres).

SHD approached the revitalization and rebranding of the existing attraction by maintaining its character and uniqueness while enhancing the surroundings and upgrading the fun factor of the amenities.

In addition to a significant update and refresh, SHD rebranded the attraction as Margaritaville at Lanier Islands. The internationally recognized island-inspired brand exemplifies escape and the laid-back tropical lifestyle, making it a natural fit for the lakefront concept.

The holiday light show and winter snow-tubing were reimagined and upgraded with exciting new features that reinforce Margaritaville at Lake Lanier as a winter recreation destination and Atlanta’s favorite inland beach attraction.
